What buyers ask most.

How much do I need for a down payment?
In Canada the minimum is 5% on the first $500,000, with higher requirements above that, and 20% is generally required to avoid mortgage default insurance. Your lender confirms the exact figure for your situation — we make sure it is settled before you start shopping.
What costs should I budget beyond the price?
Land transfer tax, legal fees, title insurance, inspection, moving costs and any immediate repairs. For resale homes there are also closing adjustments. You will get an estimate specific to your purchase price before you make an offer.
Should I waive conditions to win?
Sometimes competition makes it tempting, but waiving financing or inspection transfers real risk to you. There are often ways to strengthen an offer — deposit size, closing flexibility, cleaner terms — without giving up your protections.
Do first-time buyers qualify for anything?
There are federal and provincial programs and rebates that may apply, including land transfer tax rebates and new-home incentives. Eligibility depends on your circumstances and the property — we will point you to what is worth investigating with your lender or accountant.
