Most pre-construction sites copy the same brochure copy and the same prices from each other. Here each project carries one of three labels, and the label decides how far you should rely on it.
From the builder, the sales office in writing, or a municipal record — and dated, so you can see how fresh it is.

A builder’s advertised price is the start of the calculation, not the end of it. Before recommending any pre-construction purchase we work these through with the client, using the same free tools on this site.

Percentages and day counts turned into real dates and running totals, so you know exactly when each cheque clears and what the cooling-off period is — ten days on a new condominium, none at all on freehold.

If you will live in it, the rebate is invisible and costs you nothing. If you will rent it out, the same amount lands back on your closing statement in cash. The difference is commonly $24,000 and it arrives years after signing.

Against a comparable resale home over the same window, including deposits, occupancy fees and what you pay for housing while you wait. The output that matters is how fast prices must rise for the premium to pay for itself.

Freehold, POTL or condominium changes what you own, who replaces the roof, and how much a lender will advance you. “Freehold” in the marketing and POTL in the paperwork is the most common mismatch in pre-construction.

project, without exception.
- Is the price HST-included and net of the rebate?And does the agreement assign the rebate to the vendor? If the answer is not a clear yes or no in writing, stop until it is. The difference is six figures.
- What is the cap on development charges and levies?The single biggest and most negotiable closing item. Uncapped, they add five figures at final closing. A builder who will not put a cap in writing is telling you something.
- Freehold, POTL or condominium — and what is the fee?Ask by email so the answer exists on paper. On a new build there is no status certificate yet; the disclosure statement and the agreement of purchase and sale govern.
- What can the builder change without your consent?Finishes, layout, square footage tolerance and even the elevation are commonly builder-controlled. Know the list before you sign, not after you see the framing.
- What happens on delay?How many extensions may the builder take, and what compensation applies under Tarion’s delayed closing coverage? On a project completing in three years this is not hypothetical.
- What does the assignment clause allow?Consent, fees and whether marketing is even permitted are all builder-controlled. Read it whether or not you intend to use it — circumstances change over three years.
Not everything is
on a website.
