Online estimates rely on public data and broad averages, so they can be off by a wide margin. This valuation is prepared by an agent using real comparable sales and the specific details of your home, which is why it lands much closer to what the market will actually pay.
Do I have to sell after getting a valuation?
No. You receive the number and the reasoning behind it, and what you do next is entirely your decision. There is no follow-up pressure.
How accurate is it, and how long does it take?
Most valuations are returned within one business day and reflect a realistic range for current conditions. For the tightest number, a short walkthrough lets us account for condition and upgrades an estimate cannot see.
